These Terms and Conditions (“Terms”) govern the provision of property co-hosting and management services (“Services”) provided by Easebnb (“we”, “us”, or “our”) to property owners and Airbnb hosts (“you” or “the Host”).
By engaging our Services, you agree to these Terms.
1. Services
Easebnb provides Airbnb co-hosting and short-stay property management services, which may include:
Listing setup and optimisation
Booking management and guest communication
Guest support before, during, and after stays
Property cleaning, restocking, and preparation between stays
Coordination of maintenance and issue reporting
Pricing and performance optimisation
The specific scope of Services provided will be outlined in a written Service Agreement between Easebnb and the Host.
2. Fees and Commission
Easebnb operates primarily on a monthly retainer/commission-based model, calculated as a percentage of total booking revenue (excluding Airbnb service fees) calculated each calendar month.
Commission rates, cleaning fees, and any additional service costs will be predefined in the individual Service Agreement and negotiated on a case-by-case basis.
Invoices for Services rendered will be issued as per the terms agreed.
Consumables (e.g., toiletries, cleaning products, coffee, pantry items, guest amenities) will be supplied and billed to the Host at cost, after allocation to the specific property.
Any additional services requested by the Host outside the agreed scope (e.g., deep cleans, maintenance coordination, or restocking) will incur additional fees.
3. Host Responsibilities
The Host remains the legal owner and primary responsible party for the property.
The Host must ensure the property complies with all applicable laws, regulations, and safety standards, including but not limited to:
Smoke alarms, pool fencing, and electrical safety
Council permits and local short-stay accommodation requirements
The Host must maintain adequate insurance coverage for property damage, theft, and liability.
The Host must provide Easebnb with accurate and updated property details, access arrangements, and emergency contacts.
4. Liability and Indemnity
Easebnb acts as a management and coordination service only and does not assume liability for:
Damage to the property or its contents
Theft, loss, or misuse of property items
Guest misconduct or failure to comply with house rules
Loss of income due to cancellations, platform outages, or force majeure events
The Host acknowledges that all risks associated with renting out their property rest with them.
Easebnb will take reasonable steps to communicate with guests and manage issues professionally, but ultimate responsibility remains with the Host.
The Host agrees to indemnify and hold Easebnb harmless from any claims, damages, or losses resulting from the use of the property, guest behaviour, or third-party actions.
5. Bookings and Guests
Easebnb will manage guest bookings and communications on behalf of the Host via approved hosting platforms such as Airbnb.
The Host authorises Easebnb to interact with guests and make operational decisions (e.g., approving bookings, setting rates, coordinating cleaners) within the scope of the agreement.
The Host acknowledges that Easebnb cannot guarantee specific occupancy rates or guest behaviour.
6. Payments and Invoicing
All booking revenues will be paid to the Host directly (e.g., via Airbnb payout), unless otherwise agreed.
Easebnb will issue invoices for commissions, cleaning, and consumables periodically (e.g., monthly or after each booking).
Payment is required within the timeframe stated on the invoice.
Late payments may incur additional fees or suspension of Services.
7. Termination
Either party may terminate the Service Agreement with written notice, in accordance with the notice period specified in the individual contract.
Outstanding fees and reimbursements for consumables, cleaning, or other expenses incurred before termination must be settled in full.
Easebnb reserves the right to terminate Services immediately if the Host breaches these Terms or acts unlawfully.
8. Privacy
Easebnb respects your privacy and complies with the Privacy Act 1988 (Cth).
Personal information collected from Hosts and guests is used solely for the purpose of providing management services and will not be shared without consent, except where required by law.
9. Limitation of Service
Easebnb is not an estate agency or licensed real estate business.
Our services are limited to the coordination, management, and facilitation of short-stay hosting activities, and do not include the leasing or sale of property.
10. Governing Law
These Terms are governed by the laws of the State of Victoria, Australia.
Any disputes arising from these Terms shall be resolved in the courts of Victoria.
Acceptance
By engaging Easebnb to manage or co-host your property, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
